We are a leader and national provider of quality environmental
due diligence services required prior to mortgage

estate. We have been involved in many highly visible
real estate transactions throughout major metropolitan areas
of the U.S.

Quarry (Brownfields) Redevelopment (Miami, Florida)
Since 1998, TGE has performed environmental efforts required
for redevelopment of 100 acre+ former brownfield which encompassed
10 tracts of land and formerly operated as a quarry and
multi-use industrial property (including a steel mill) since
the 1960s. TGE conducted environmental due diligence (prior
to purchase by its client), Phase I/II ESAs, remediation
consulting, agency interface and final closure of this now
fully developed Class A+ business park.

Industrial Portfolio Acquisition - Houston, Harris
County
This project involved performance of ASTM Phase I ESAs,
Compliance Reviews, Asbestos Inspection and Mold (IEQ) Surveys
of 17 industrial warehouse properties encompassing more
than 3 million square feet of improvements and associated
unimproved industrial property. This project also required
the compilation of cost estimates to address potential concerns,
and corrective action suggested within associated built
environments. This project involved a very short time frame
for completion (28 days) to meet client closing deadlines.
The purchase represented one of the largest real estate
transactions in 2002 within the Houston marketplace.

Financial Advisor, World Headquarters (St. Petersburg,
Florida)
Throughout its initial mortgage financing in 1997, and more
recent expansions in 2001 and 2002, TGE has conducted elements
of environmental due diligence for this 56 acre, three parcel
development. The site is now a multi-use Class A+ facility
which operates exclusively as world headquarters for this
major financial advisor.

Major Developer (Metro Denver, Colorado)
TGE conducted a comprehensive assessment of a 900+ acre
agricultural/rural residential tract of land and environmental
compliance review prior to development of this project for
retail, multi-family and recreational use. Issues managed
for this project involved oil and gas assessment and investigation
of underground storage tank considerations.

Major Auto Parts Retailer (Throughout the Continental
U.S.)
TGE was retained to conduct full ASTM Environmental Site
Assessments and Compliance Audits of 81 auto parts facilities
across the U.S. for mortgage/refinance of these sites. TGE
was successful at completing this work within one month
utilizing its in-house staff of assessors and managers.

Major U.S. Bank - Merger/Acquisition Program and
Facilities Management - Six State Area
TGE has performed comprehensive environmental due diligence
services for this 350+ branch financial concern during merger/acquisition
of other banking institutions since 1994. Through its 15+
acquisitions across the U.S., TGE has assisted its client
with total environmental management. Services have included
Phase I/II ESAs, comprehensive asbestos management, IEQ
consulting, remediation and facility closure through corresponding
state regulatory programs.

Allen Parkway Village (HUD Re-development)
RI/FS,CERCLA/EPA Risk Assessment Closure - Federal Housing
And Urban Development (Houston, Texas)
With EPA accompaniment, TGE conducted a comprehensive site
assessment, lead-based paint risk assessment, asbestos review,
comprehensive work plan and specification preparation and
contaminant risk assessment for this high profile re-development
property which was occupied post-World War II by veteran
housing. This property was historically developed during
the “Allen Brother’s era” over a multi-use
housing and retail development and turn-of-the-century graveyard
in historic “Freedman’s Town”. This project
involved more than 3 years of multi-phased work and is now
fully re-developed and used as housing.

Major Bank Throughout State of Texas
TGE has been involved in conducting merger/acquisition environmental
efforts for this growing financial institution since 1999.
Project efforts have involved better than 16 branch locations
and were completed to meet closing needs in a short time
frame. Phase I/ll ESAs, asbestos consulting/management,
petroleum storage tank consulting and site closure have
been performed for this client. TGE has also been active
in performing special asset “work out” environmental
assessments and characterizations, as well as efforts related
to customer loans.

Premier Resort and Hotel - San Antonio, Texas
This project involved performance of a comprehensive site
assessment (using ASTM and client specific standards/protocols),
as well as a full compliance review of this 236 acre multi-use
resort and conference center. Also included in the assessment
was 125 acres of vacant land to be developed to expand the
park for future use as residential and resort property (golf
course).

“Low Income” Apartment Re-Development
- Houston, Texas
Project re-development involved Phase I ESAs completed per
Fannie Mae and lender protocol, strict AHERA asbestos inspection
(due to a Kindergarten/preschool at the site), lead-based
paint inspection, file reviews for underground storage tanks,
lead in drinking water analysis and comprehensive reporting
of resulting findings. This project involved 13 acres and
17 site buildings, was improved with a school and received
renovation/rehabilitation funding under the 8a program.

National Bank
TGE has been selected to perform all phases of environmental
due diligence for this financial concern throughout Texas,
not only within its loan program, but for its special asset
management group and facility branching program. TGE also
performs peer reviews of reports submitted by others for
environmental assessments and remediation work across the
U.S.

Numerous Major Regional Shopping Centers/Malls
In Texas, Florida, Nebraska (Including the Houston “The
Galleria”) (Houston, Arlington, Boca Raton, Coral
Springs, Naples, Miami, Jacksonville, El Paso, Corpus Christi
and Omaha)
Within these specialized projects, TGE has conducted Phase
I ESAs, Comprehensive Compliance Reviews, Regulatory File
Reviews, Endangered Species Assessment, Wetland Review and
Phase II Characterization, as needed. Cumulatively, these
projects have involved in excess of 12 million square feet
of improvement and at least 500 acres of “outparcel”.

Technology Park Development, Westminster, Colorado
Performance of due diligence efforts at this development
involved multi-phase environmental assessment and environmental
compliance efforts over a 3 year period within this 425
acre master-planned campus in the heart of the Denver/Boulder
Technology Corridor.

Major U.S. Bank - Throughout Texas
As part of this major financial institution’s due
diligence efforts prior to lending within its very active
SBA program, as well as during typical customer financing
needs, TGE performs many elements of Phase I/II due diligence
as well as asbestos consulting, lead-based paint inspections
and risk assessment, and radon surveys. Many properties
have involved low income housing re-development and industrial
property “brownfields” assessment.

Firestone Brownfields Redevelopment - Fort Worth,
Texas - Pension Fund for Mortgage Financing
This 350 unit multi-family redevelopment project encompassed
three city blocks within the downtown Fort Worth historical
area. Historical occupants of the 11+ acre tract included
several environmentally significant businesses including
auto repair facilities and the original Firestone Tire/service
center. Following completion of TGE’s efforts, which
included extensive file reviews, historical research and
evaluation of possible risk factors associated with former
use, the site is fully utilized and a key housing project
within metropolitan Fort Worth, Texas.
